Q-1: Are you actually listing my house on the MLS or buying it?
A: We’re not agents, and we don’t list houses. We simply buy houses that fit our criteria. We may repair the house and keep it as a rental ourselves or resell it.
Q-2: Are fair prices paid for properties?
A: Typically the houses we purchase are below market value and this is often due to the repairs that are required (we buy "As-is"condition) so we can resell it at a profit to another home owner. It has been our experience that many sellers are not necessarily looking for a huge profit but rather appreciate that we offer cash, can close the deal as soon as they are ready. There is no time, effort or expenses on the sellers end. We pay all closing cost and there are no agent fees.
Q-3: How do you determine the price to offer on my house?
A: Our process is rather simple. We look at the location, what repairs are needed, condition, and values of comparable houses sold in the area recently. So, we take everything into consideration… and come up with a fair price that works for us and works for you too. You never have to accept our offer and we always want to make sure it is a "fair win-win offer". We are an open book we will always explain how we arrived at our offer.
Q-4: Are there any fees or commissions to work with you?
A: Absolutely NO fees or commissions when you work with us. We’ll make you an offer, and if its a fit… we’ll buy your house. No hassle. No fees. Once we buy the house from you… the responsibility is ours and you walk away without the burden of the property, it’s payments and any cleaning, repairs or remodeling… and oftentimes with cash in your hand).
Q-5: How are we any different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The average time to sell a property in many markets right now is 6-12 months. As you know, you pay a commission as a % of the sales price when you work with a real estate agent. Often times it’s 3-6% of the sales price (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months in many cases to sell and who have room to pay the commission on the sale. We don't require repairs to be made prior to selling, no inspection, no waiting on financing and no setting up appointments to show different home buyers the property...just plain and simple, one to two visits and an ALL Cash.
Q-6: Is there any obligation when I submit my info?
A: Absolutely No obligation! Once you provide us with a little information about your property, we’ll take a look at things, maybe set up a call or visit up with you to find out a bit more, and from there we make you an all-cash offer that we believe is fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.
